Welcome to your new home. This comprehensive guide has been curated to ensure your settling-in period is as seamless as the bespoke property you've chosen. From administrative essentials to the finishing touches, we are here to support your journey every step of the way.
Collecting Your Keys
To ensure a smooth transition into your new home, key collection must be arranged with our agency before your move-in date. We will be in touch a number of times in the weeks leading up to your contract start date to help make these arrangements.
Typically, a representative will meet you (or the first person to move in) at the property, where we will provide you with all necessary keys, entry fobs, codes, and access instructions.
We will take this opportunity to walk you through the property, but a full inventory will be provided to all where comments, notes and photos can all be added over the first few days of your contract.
Setting Up Your Utilities
Electricity & Gas: You are responsible for account setup. You should contact the suppliers as soon as your contract starts and not just when you physically move in. Always provide meter readings taken on your key collection date to ensure accurate initial billing.
Water Services: While we typically inform Welsh Water of new contract holders, you must register your details online to manage your billing and monitor your usage effectively from day one.
Internet & Media: To avoid long waiting periods for broadband, we suggest booking your installation 2-3 weeks in advance. Check with the provider for lead times to ensure you stay connected without a gap in service.
Inventory Check & Initial Snags
1. Inventory Protocol
Upon moving in, you will be provided with a detailed inventory report. It is essential to conduct a walk-through of the property, verifying the condition of all listed items and fixtures against this document to ensure total transparency from day one. This is the document we refer back to when you vacate so the more accurate it is, the better for everyone.
2. Snagging Process
Your Landlord is only human. If present, we encourage tenants to identify any minor defects or 'snags'—such as paint scuffs, loose fittings, or appliance queries—within the first 7 days of occupancy. These can be added to the inventory and any action that is necessary can be arranged. Your inventory clerk will also make note of anything identified during their initial inspection.
3. How to Report
Your final, signed inventory will be returned and any snagging items you believe require additional attention should be highlighted through our maintenance portal. Be sure to include clear, high-resolution photographs of any reported issues to ensure our maintenance team can address them accurately and promptly.
