HMO Guide - Keeping You Safe in Your Home
An HMO (House in Multiple Occupation) is simply a house shared by three or more people from different households. Because more people live here, Cardiff Council has extra safety standards in place.
These rules aren't just red tape—they are here to protect you, your friends, and your belongings, ensuring your home is a secure and comfortable place to live.
Fire Safety Explained
Smoke & Heat Alarms
Smoke alarms in halls and landings, and heat alarms in kitchens, provide an essential early warning. They detect fire quickly so you and your housemates can get out safely at any time of day or night.
Fire Doors
These aren't your average doors; they are thicker and fitted with special seals. They are designed to hold back smoke and flames for at least 30 minutes, protecting your exit and giving everyone more time to escape.
Clear Escape Routes
It is vital that all stairways and hallways are kept clear of belongings. In the event of a fire, smoke can make it hard to see; having a clear, unobstructed path ensures you can reach the exit quickly and safely.
Lighting & Checks
Emergency lights are installed in certain properties to guide you if the power fails. We test these and all other safety equipment regularly. These checks are our way of making sure your home stays as safe as the day you moved in.
Gas & Electrical Peace of Mind
We ensure your home meets the highest safety standards with regular professional inspections. Here is what we do to keep you safe:
- Gas Safety Certificates: Yearly professional checks on all gas appliances and meters in the property.
- Carbon Monoxide: Alarms are installed near gas appliances and tested to ensure they are in working order.
- Electrical Health: Comprehensive electrical inspections (EICR's) are completed by certified electricians.
- Fire Safety: The measures mentioned above are also inspected and tested to ensure the systems follow the latest guidance and are functional.

Your Safety Checklist
Test Alarms Regularly
Check your smoke and carbon monoxide alarms by pressing the test button. It only takes a second and ensures they are ready to protect you. If needed, replace any batteries promptly.
Report Alarm Faults
If an alarm seems to be faulty or damaged, or is missing, then please let us know immediately. We will look into a repair or replacement straight away.
Keep Exit Routes Clear
Ensure hallways, stairs, and landings are kept free of boxes, bikes, or clutter. These areas are your primary escape routes in an emergency.
Use Electrics Safely
Avoid overloading sockets or 'daisy-chaining' extension leads together. Unplug high-power appliances like heaters when you are not using them.
Report Concerns Early
Tell us about leaks, damp, mould, or broken fixtures as soon as you spot them. Early reporting helps us keep your home comfortable and healthy.
Look After Shared Spaces
Keeping shared kitchens, stairs, and bathrooms tidy isn't just nice for your housemates—it prevents accidents and keeps everyone safe.
